Are You Trying to Hit a Home Run With Your Prospects Without Asking Them on a Date?
Most prospects are only leaving their phone number about 1/3 of the time. So 2/3 are leaving just a name and email. If you don’t have a strategy to approach this group, you are losing big time because your cost per lead skyrockets.
If you invest $9,000 a year into your online real estate marketing campaign. And you get 500 leads a month, your Cost per Lead is $1.50*. But if you aren’t touching your email only leads, then you are affectively only getting 165. Your Cost Per Click jumps over three times to $4.55!
*$9000 a year/12=$750 a month. $750/500 leads=$1.50;$750/165=$4.55)
Email marketing is the most important part of online marketing. Yet, I find that it is the least understood, and least time spent by Online Realty professionals. Some agents will spend all day on their website. They will effort on SEO to capture a real estate lead. Yet, they never spend the time to strategize on how to court the opt in subscriber.
Marketing your real estate services thru email is about getting to the first date. Then the second, and then third. Until there is a marriage whereby you both swear allegiance to one another. And of course like many modern day relationships, this guy or gal will break this allegiance as soon as the scent of the next “hottie” walks past.
You may not even get to First Base let alone hit a home run. And your prospect may not even let you go on a second date. But one thing is for sure you will never get to a sale unless you start at the beginning. Then you can get to First Base….and second and so on. But most agents try to steal a kiss, without even asking the prospect out!
Instead of being “easy”, think of your prospect as that guy or gal you have to beg and beg to go out out with you. And then after all that finessing she only agrees to go to breakfast! You have to strategize to win her over. You bring flowers. You do apparant random acts of kindness just to get to a second date and maybe first base. Before Free Love, this was called Courting.
Your prospect is not a product of the 60’s. They believe that their loyalty comes with a cost. They want to be courted and you to prove yourself worthy. And making your listings available or offering a free report is a nice olive branch, but this frigid Diva expects some major courting. Do you really want this gal? Are you going to take care of her in good times and bad? Then you gotta pah-roove it.
The fact is that the vast amount of your prospects will not leave a phone number, and most won’t take any serious action for several weeks. As I explained in one of my Ten Commandments of Online Marketing, people typically come to a real estate website to compare property. And they just do not know what they do not know.
At this point there is very little or no loyalty to you or your website. As long as the info flows, and they can get your MLS listings they will be happy enough to revisit your site, if for only the new home listings.
So in order to breed loyalty and afinity you must do a few specific actions.
Get yourself an Autoreponder/Drip Email system.
These automatic email systems communicate with your prospect while you sleep. You write your letters and articles once. And the system will send a mailer on pre-programmed days for ever. Until your prospect raises their hand and says I am interested to take this relationship to the next level.
Take your list and segment them.
Why would you segment your visitors? Because they think they are the most important person in the world. And if you want them to think you are the most important Realtor in the world, you have to make them important first.
This goes eons beyond dividing your prospects into buyers and sellers, and hot, medium and cold. Your email communications to a 30 year Vet at IBM should convey a unique tone and context diferent than your typical communication with say a self employed-entreupreneiral Contractor.
Educate & Interact
When you can get someone to have an “aha” experience, you often times will etch out a piece of their brain for you. Congratulations! You have now risen above just Real Estate agent. You are above the rest because you have become not just someone who sells real estate. But someone who cares enough to take the time to care for this person who is the most important person in the world.
How? Teach them and get them to move along the sales funnel by bringing them to your site to learn and or get valuable and free reports.
I am not talking about the typical pre-written Real Estate articles and newsletters. You need to pour blood and write from your experience, from your heart. Would you send the object of your affection a templated love letter from a book? What would her reaction be? Thats the same reaction you will get from your prospect.
Your personality and expertise will shine thru and you will seperate yourself from all the others whom are too lazy to prove that they are an expert. Which is why when you do it, you will profit handsomely.
As you get your real estate prospect to interact with you and your site. You can ask them to reveal more and more until you have enough information to segment them, and take them to the next level of your relationship. And then perhaps they will want to do more than just “go out with you”.

If recent media coverage were any indication, it would appear that virtually nobody in the United States has had any success at losing weight. Crash diets, weight loss pills and get-thin-quick gimmicks are more prevalent than ever, yet two-thirds of our population is still overweight. Even more startling is the fact that approximately one-third of the people in our country are clinically obese.
Yet more and more Americans are finding that weight loss success is not only within their grasp, but also actually easier to achieve than they thought possible.
Due to the rapid growth of women-only circuit-training gyms, women in particular are finding that weight loss is an achievable goal. Workouts just for women have become a common sight from sea to shining sea, with the International Health, Racquet & Sportsclub Association reporting that as of July 2005 there were 26,046 health clubs in the United States (a 10.8 percent increase from just six months previous). Women-only circuit training clubs account for more than one out of every three fitness centers in the nation.
Sales at fitness clubs have also been on the rise. In January 2003, the latest figures available, the industry collectively took in $14.1 billion in revenue, a jump from $13.1 billion a year earlier.
Why has the women-only circuit-training exercise model worked so well? The short answer is that it works. Circuit training is a proven exercise system that, for many women, has proven to be more effective than dieting or nutrition programs alone.
The routine at these ladies express gyms is quick and simple, allowing each woman to progress at her own pace. The ladies exercise in a circle, each at a station. They spend 30 or 45 seconds at each station, either working a hydraulic resistance machine or doing aerobics. The entire routine takes 30 minutes.
Pick Up The Pace is one such gym for women that has carefully tracked the success of its members for years. Deanna S., a member of Pick Up The Pace in Libby, MT, lost 14.75 inches in just one month. As reported by CNN on 1-14-05 “Americans were expected to spend more than $40 billion in 2004 on weight control pills, gym memberships, diet plans and related foods, estimates Marketdata Enterprises, which studies the weight loss industry.” Furthermore, statistics from the Centers for Disease Control and Prevention (CDC) indicate that 80 percent of overweight individuals and almost 87 percent of obese individuals are trying to lose or maintain their weight.
As reported by mygoals.com, 80 percent of Americans made a New Year’s resolution in 2005. A whopping 26 percent of those resolutions were to improve overall health and fitness, making this the top category for self-improvement. This year was no anomaly, either, according to Amy O’Connor, deputy editor of Prevention magazine: “Fifty-nine million people every year resolve to lose weight.”
With so many potential customers, many women seek to start their own circuit-training business only to find themselves discouraged by the typical franchise opportunity. They’re finding that a hydraulic gym franchise such as Curves for Women can be expensive, restrictive, and sometimes difficult to purchase.
According to the International Franchise Association, one of the women-only workout franchises recently announced that they are raising their franchise fee from $9,995 to $12,500. Another franchise package costs anywhere from $85,000 to $225,000, including a $36,000 franchise fee and startup cost. Monthly franchise royalty payments, which can range from $395 to $590 per month, place an additional burden on the franchisee. Assuming that the franchise agreement permits the buyer to use the franchise name for 10 years, the gym owner will be paying approximately $60,000 in royalty payments over the franchise term. These figures can scare off many would-be health club owners.
Many women who do opt to open a circuit-training franchise find that the franchise agreement does not grant them the liberty to add amenities as they wish. Many franchise operations restrict their fitness centers by not allowing them to add tanning, nutrition counseling, supplements, vitamins, massage therapy, body wraps or other extras for which ladies are clamoring.
Relying on good old American made ingenuity, many women entrepreneurs are choosing to either open a completely independent workout center or opt for a license package. While going independent carries the inherent risk of having to reinvent the wheel, it still may be the best option for some women. The other option is to capture most of the benefits of a franchise while at the same time avoiding the financial burdens of that system. Demand for notebooks is soaring as we speak. Manufacturers are trying to keep up with this but have warned that supplies could be low. In fact if anything has hindered demand or shipments of laptops then its been shortages of parts. It’s a fast changing business that is witnessing new trends all the time.
I’ve seen an increasing amount of consumers enquiring about gaming laptops. If you’re a gaming enthusiast with a tight budget the good thing is that you can get a gaming notebook a lot cheaper now because the average life is dropping. The speed of gaming laptops has greatly improved and its really a feasible means of gaming. Speed to one side, also worth a mention is the revolutionary thin chassis designs we are witnessing these days. Ok so there still is a difference in performance no matter how advanced gaming laptops have become but that should always be there. It seems as if everybody is possessed with creating sleeker, portable notebooks and I’m certain we’ll see gaming laptops like that soon.
I think demand for custom notebooks will always be about. With major manufacturers you normally don’t have an idea what they put into the system. You can usually save cash on specs you do not desire by configuring the system to your needs. Despite there being numerous of laptop computers in the stores its unlikely you will find a lot of options of performance portables. Mass customisation of notebook compputers has got past this problem. I think you also get improved support when purchasing a custom laptop. The fact that there is choice and competition makes its very possible.
Next generation notebooks do look like an appealing proposition. The current trend along with those mentioned seems to be inexpensive ultra mobile laptops. They have their divided sector in the portable computer market in such a small space of time. I want to see a larger version of these inexpensive ultraportables. I think it could be a massive success. Overlook speed and cost and we would already have this. Laptops for gaming will get littler, that’s for certain. Manufacturers are always seeking to distinguish themselves in this tough market so that keeps things improving.

Women make or influence 85% of the purchasing decisions in
today’s marketplace. Consumer goods companies are finally waking up to that fact. Unfortunately, just taking the man off the box and replacing it with a woman is not the answer. Nor is it to use pink or other traditionally feminine colors for the packaging.
So what product packaging appeals to women? What will entice her to pick your product off the shelf? What siren screams, “Buy me” as she walks down the aisle? The answers are different than you might think.
First, you need to connect with her on an intrinsic level. Do you understand why she is making the purchase? Alternatively, you need to know where she will be shopping. One thing is for sure, she will be in a hurry. Today’s women are over worked, time crunched, and busy multi-tasking. How are you going to help her make an informed purchasing decision?
When she comes to buy, she will dedicate about 2.6 seconds to the decision. (70% of purchases are in store, instantaneous
decisions). So what will make her pick your product off the
shelf?
We all know color is a big influencer when it comes to making a
product purchasing decision. However, what color will appeal to
her? Besides its success in the well-established “Think Pink”
campaign for breast cancer, pink is one of the least preferred
colors in product packaging. Blue ranks as women’s the number one choice followed closely by red.
Does your packaging clearly illustrate the benefits driven
product statement? Remember, she is in a hurry. Your package should scream the product’s benefits. Convince her quickly that your product will simplify her life while being easy to use. Ease of use ranks high among female-friendly attributes along with simplicity of instructions. Keep away from engineering benefits driven statements. She doesn’t really care how the product works as long as it works effectively and every time.
What about the size of the package? Products in general are
evolving to smaller sizes. Our lifestyle mandates that products
are easily consumed in a short period or that they are easily
handled and storable. She will pay a premium for it too if you
can convince her it’s worth it.

There are plenty more to GB music festivals this summer that The Longest Day and Night. From rock by the seaside at Glasgow to folk and acoustic sounds at Cambridge, UK’s festivals market place is in excellent health. It’s not what most non-Irish people think about when it comes to St. Patrick’s Day fare or even Irish foods in general. But when it comes to Fiberlady’s high fiber menu selection, the classic steaming bowl of oatmeal persists in the hearts and stomachs of those who understand the natural goodness of high fiber foods.
Your Irish ancestors knew the importance of whole grains for their high fiber diet. There are references for the use of oats for human consumption in Ireland as early as 438 A.D.
In August 1999, the FDA endorsed the claim that diets that are abundant in whole grains, like oats, potentially may reduce the risk of heart disease and certain cancers. The new food pyramid suggests that adults should eat 3 - 4 servings of whole grains a day. That applies to Leprechauns as well.
A study published in the American Journal of Public Health stated that by regularly eating oatmeal people can also help reduce the risk of type 2 diabetes. Blood glucose levels are more stablized after eating oats which is vital for diabetics.
Another study published in the American Journal of Clinical Nutrition concluded that a daily dose of oatmeal can lower high blood pressure. It appears to be something about the soluble fiber in oatmeal. Another benefit of consuming oats is the lowered risk of heart disease since there is no cholesterol or saturated fats in oats.
Haven’t you felt that very satisfied feeling in your belly after eating a comforting bowl of oatmeal. That feeling lasts a while which naturally keeps you from heading back to the kitchen right away for more food. Fiberlady likes that common sense approach to weight loss.

Overnight Peach Oatmeal
6 servings
Ingredients:
1 cup steel-cut oats (or Irish oatmeal)
4 cups water
1 cup dried peaches, chopped
1/2 teaspoon ground nutmeg
1 cup white grape juice
1 (6-ounce) carton peach or vanilla flavored low-fat yogurt
6 tablespoons English walnut pieces, toasted
Combine oats and 4 cups water in 31/2-to 4-quart slow cooker. Cover and cook on low setting 6 to 8 hours, or until oats are tender and cereal is thick.
Combine peaches, nutmeg and white grape juice in a small saucepan. Cover and heat to boiling. Reduce heat and simmer 8 minutes, or until peaches are tender. Uncover and cook 2 to 3 minutes, or until liquid is slightly reduced.
To serve, spoon cooked oats into individual serving bowls. Top each with 2 to 3 tablespoons warm peaches and syrup, then a dollop of yogurt. Sprinkle with walnuts.
Per serving: Calories: 214; Total Fat: 6 grams

Windsor Castle is alleged to be the largest occupied castles around & the oldest in continuous inhabitation (about nine hundred years). It’s 1 of the Queen’s three authorised homes, & is over and over again understood to be her most desired home. The Royal colours soars above the Round Tower of Windsor Castle at whatever time Queen Elizabeth 2nd is in residence - however, at other periods, the Union Jack banner soars instead.
Samuel Pepys stated the Castle to be “the single most loving castle around.” That was believed in 1666, & the equivalent has been said today.
Windsor Castle Stirring History:
The erection of Windsor can be found in the 7th century Saxon hamlet of Windlesora, where the modern day community of Old Windsor is sited. The town of Windsor is more accurately identified as the “New Windsor” - the word “new” being referenced in a strictly loose way!
Windsor Castle was at the beginning put together by William the Conqueror, owing to his invasion of England in ten sixty six. The original frame was built from wood with sol walls. The Castle held a comprehensible tactical position on a steep hill overlooking the River Thames, and was part of a band of palaces in the region London, with the Tower of London, one day’s hike away, at its middle. The Palace was later on rebuilt in rock, & increased in significance over the years. More recently Henry II erected the Round Tower and the original stone outer wall. After the English Civil War, the Castle’s prime role became that of a royal house. There are several websites that provide guitar lessons, some even for free. The modules are usually designed by guitarists that have already found success in music and are now trying to provide some useful tips to beginner guitar players. There are both advantages and disadvantages if you want to learn guitar fast online.
The Good
Many of us don’t necessarily want to learn to play the guitar like pros. They just want to learn a few chords to play at campfires and impress their friends or family with their music playing skills. These people are not interested in investing time and money into a more complete learning program, such as private guitar lessons. For them, being able to learn guitar fast online is a great thing.
Even if you would like to learn how to play the guitar well, you might not have the time and resources to do it. If you have a job, a family and various errands to run every day, traveling back and forth to guitar classes might not be for you. Being able to learn guitar fast by practicing whenever you find some free time without having to leave the house is a good thing.

The Bad
As tempted as you might be to learn guitar fast online, you have to consider the drawbacks as well. If you are serious about playing the guitar, nothing compares to a good teacher. Online lessons can only provide a standard teaching program, while a teacher can tailor his/her method on your learning style.
Online lessons can not actually focus on your particular learning needs. You might want to focus more on certain aspects, but a teaching program is standard and tries to respond to the needs of average guitar players. In contrast, a private teacher will give you personal attention and respond to your specific needs.
With online lessons, no one will applaud you when you’re progressing and get you motivated. A private teacher can provide you with positive feedback and knows how to increase your motivation when necessary.
Finally, you might be making some mistakes you won’t even notice and end up playing badly. With online lessons, no one will be there to correct them. A private teacher will spot your mistakes fast and correct them in time before they turn into long-term habits.
If you want to truly learn to play the guitar well, it might be better to dedicate a little more time and work to the learning process. However, for many people who don’t want to become superstars or don’t have the time to do it, the opportunity to learn guitar fast online is actually great.

As we ready ourselves to celebrate yet another Christmas to honor the birth of our Lord Jesus let us remember that this is a time to focus on the many blessings in our lives. A few material gifts are fine and are especially welcome from the children who wait for old Saint Nick to come and spread his joy to the children but among the joy of the material should also be a lesson that the best and most important gifts come from inside and are given from the heart and soul from one human being to another.
I feel that even as we watch the nightly news that tells us of the many sad and evil things of this world that goodness overcomes and goodness makes up the majority of the people of this world.
As the three wisemen were guided by the star of Bethlehem to the manger to witness the miracle of the birth of Jesus let’s also use that same light that shines in us from Jesus to guide our hearts to do good deeds and make another human being feel special and cared for in the most important ways by the power of love and mercy.
Let the lesson of Jesus being turned away from the Inn inspire us not to turn away from someone or something that may be in need of our help and our light to shine on them. The power of the human spirit and the human heart can work wonders and the pureness of a kind act can turn wrong into right.
